These Terms of Service ("Terms") govern your use of services provided by Schuette Brothers ("Company," "we," "us," or "our"), including our website, customer portal, and all related services. By engaging our services or creating an account, you agree to these Terms.

1. Services

Schuette Brothers provides property cleanout, small demolition, moving labor, and job site support services in Toledo, Northwest Ohio, and Southeast Michigan. All services are subject to availability and scheduling.

2. Quotes & Scheduling

All work begins with a quote, submitted either through our website contact form or our online booking system. Quotes are valid for 30 days from the date of issue unless otherwise noted. Scheduling is confirmed once a quote is accepted. We will make every reasonable effort to begin and complete work within the agreed timeframe.

3. Online Booking

Our online booking system allows you to request service appointments. Submitting a booking request does not guarantee availability. All bookings are subject to confirmation by our team. We reserve the right to reschedule or decline a booking based on crew availability, weather, or other operational factors. You will be notified of any changes to your scheduled booking.

4. Customer Accounts

When you engage our services, a customer account may be created for you to access our customer portal. Through the portal you can view quotes, invoices, job status, and make payments. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to notify us immediately of any unauthorized use of your account.

5. Cancellation Policy

Cancellations made more than 24 hours before the scheduled start time will receive a full refund of any deposit paid. Cancellations made within 24 hours of the scheduled start time may be subject to a cancellation fee of up to 25% of the quoted amount.

6. Payment

Payment is due upon completion of services unless other arrangements have been agreed in writing. We accept the following payment methods:

  • Credit/Debit Cards: Processed securely by Stripe, Inc., a PCI DSS Level 1 certified payment processor. By paying with a card, you agree to Stripe's Terms of Service.
  • PayPal: Processed by PayPal, Inc. By paying with PayPal, you agree to PayPal's User Agreement.
  • Manual Payments: We also accept cash, check, Venmo, and CashApp. Manual payments are recorded by our team upon receipt. Venmo and CashApp transactions are governed by the respective platform's terms of service.

We do not store your full credit card number, CVV, or other sensitive payment data on our servers.

7. Deposits

Certain services may require a deposit before work begins. The deposit amount will be specified in your quote. Deposits are applied toward the final invoice balance.

8. Change Orders

If the scope of work changes after a job has been approved or started, a change order will be issued. Change orders may adjust the total cost and timeline of the project. Change orders must be acknowledged before additional work is performed. You will be notified of any change orders through the customer portal or via email/SMS.

9. Refunds

Refunds for overpayment or service adjustments will be processed within 5–10 business days.

  • Card payments: Refunded to the original card via Stripe.
  • PayPal payments: Refunded to your PayPal account.
  • Manual payments (cash, check, Venmo, CashApp): Refunded via the original method or an agreed-upon alternative.

10. SMS Communications

By providing your phone number and engaging our services, you consent to receive automated text messages regarding job status updates, scheduling confirmations, appointment reminders, and other service-related communications.

  • Message frequency varies based on active services
  • Reply STOP to opt out at any time
  • Reply HELP for help
  • Message and data rates may apply

We will never send marketing or promotional messages via SMS without your explicit opt-in consent.

11. Digital Signatures

Certain documents, including service agreements, waivers, and policy acknowledgments, may require your electronic signature. By signing a document electronically through our platform, you agree that your electronic signature carries the same legal weight as a handwritten signature and constitutes your acceptance of the document's terms.

12. Liability

Schuette Brothers carries general liability insurance. We take every precaution to protect your property during our work. However, we are not liable for pre-existing damage, concealed hazards, or damage resulting from conditions not disclosed prior to the start of work. Our total liability shall not exceed the amount paid for the specific service in question.

13. Customer Responsibilities

You are responsible for:

  • Ensuring safe access to the work site
  • Disclosing any known hazards (e.g., asbestos, mold, structural concerns)
  • Obtaining any necessary permits or approvals for the work to be performed
  • Providing accurate contact information and property details
  • Being available or designating a representative to authorize work and sign off on completion

14. Dispute Resolution

In the event of a dispute arising from these Terms or our services, both parties agree to first attempt to resolve the matter through good-faith negotiation. If a resolution cannot be reached within 30 days, either party may pursue mediation before a mutually agreed-upon mediator in Lucas County, Ohio. If mediation is unsuccessful, either party may pursue legal remedies in the courts of Lucas County, Ohio.

15. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Ohio, without regard to conflict of law principles.

16. Changes to Terms

We may update these Terms from time to time. The most current version will always be available on our website. Continued use of our services after changes constitutes acceptance of the updated Terms.
